Same- I own some properties and this is the time of year they really pay dividends. Refund check came in mid-March.

Got mine finished about 12:00 the night before they were due. I didn't have to pay anything! Bleed Green is right if you have rental properties it can really save you on your taxes, mine got me out of paying another $5,000 or so.

Nice return this year. Mostly because I lost my ass with AOL, the Market sucks got to get into real estate
