OK so I get a call tonight from the buyer of a package of 4
houses we are supposed to close on Monday. He says we have
a problem, "Someone drove a car through the house on
***** St." I said "You're shitting me?" Some fool drove
drunk lost control, and ran literally completely
through the house. This may screw up one of my
closings on Monday, attached are the pictures

Harvey,

Time to bring out your broker skills........"So when are we closing on the other 3"?

You got it, actually now I've the buyer and seller to reduce the sales price enough to cover the costs of repairs, and close all 4 on Monday.

The worst part is homeowners doesn't cover repairs because the house was vacant, turns out the car was stolen, and uninsured motorist in SC won't cover damage to anything but a person or a car.

The only recourse the seller has is to sue the driver, and he probably doesn't have any money at all.

I have a few that do investment properties, no matter the condition, CCB Commercial division and a few others.

But this is a cash sale.

When you said "drove through the house" you weren't kidding!
